Healthcare and Senior Housing HUD Loans





 
National Housing Act authorizes the Federal Housing Administration (FHA) within HUD to insure mortgages made by private lenders to finance the construction and refinancing of eligible residential care facilities. These include licensed skilled nursing facilities with 20 or more residents, assisted living facilities with at least 20 beds designed for frail elderly (minimum of 62 years and unable to perform at least three activities of daily living), licensed intermediate care facilities, and board and care. The Office of Residential Care Facilities (ORCF) under HUD’s Office of HealthCare Programs administers the Section 232 loan program.

For fiscal year ending September 30, 2020, the HUD Section 232 program approved a total of $4.1 billion in loans, the majority$3 billion (73%) being in the 232/223(f) refinancing/purchase program.  This is a slight decrease from fiscal year 2019 which had a total loan volume of $4.2 billion with $3.9 billion in the 232/223(f) program.
